Realtor Referral Program

Jennette Properties philosophy is built around developing long term Realtor Referral relationships. Since we do not participate in the sales market, we will always refer customers back to the referring Realtor, when any customers choose to buy or sell. We offer generous referral fees as our goal is to become a trusted partner that you can turn to when your clients have property management needs.

                                                                                               REALTOR REFERRAL PROGRAM

HOW IT WORKS:

      This program is designed to create a long term business referral based relationship with Real Estate

Professionals and JENNETTE PROPERTIES INC. Real Estate Management. This relationship is to enhance the

referral of new property owners to us, the professional property management agents of JENNETTE

PROPERTIES INC. and to promote sales to the referring agent.

      The Process: A realtor contacts JENNETTE PROPERTIES INC. by sending us a completed TENANT OR
PROPERTY REFERRAL FORM prior to the owner calling us directly. If the owner or prospective tenant contacts
JENNETTE PROPERTIES INC. before the realtor, then this is not considered a referral. Immediately after
receiving the form from the Realtor, a Property Management Agent will contact the owner and send them a
Rental Management package, and/or make an appointment to meet with the owner. Arrangements will be
made to preview the property as quickly as possible with the owner’s approval.

      If the owner is not available, we will make arrangements to obtain keys to preview the new property.
Once previewed, we will share with the owner the highest and best use rental program to fit the property
and the owner’s needs. We will discuss the property’s needs, if any, and advise specific pricing for the best
rental program. At this juncture, the owner will sign an exclusive rental agreement and provide us with keys,
gate cards, garage door openers and any other items required to gain access to the property. An owner’s
account is then established. The property is entered into our computer system and the Sarasota and
Manatee counties’ MLS systems as a new listing for all member agents to preview.

      Once a unit is rented, all monies are in, the lease is fully executed and move-in is complete, the
referring agency/agent is sent the referral fee for the type of rental program the owner selected.

      JENNETTE PROPERTIES INC. maintains a list of the Realtors that refer property or tenants to us in a
special area in our files. Listing/Guest/tenant files clearly indicate the name of the referring realtor. When a
guest stays in the property and contacts us to purchase, we will always refer that guest back to the Realtor
who referred the property to us.

                                                                    There are 2 types of referral commissions paid to agents:

                                                                  10% of Broker initial commission earned for referred tenants

                                                                   20% of Broker initial commission earned for referred listings

                                                                       Referral fees are paid once per tenant and/or property.
